The design objective for Lachlan Rise is to create a serene village lifestyle with large lots and quality homes in a family-friendly environment.

The protective covenants have been prepared to help create attractive streetscapes, quality homes and a neighbourhood where homeowners can feel confident in their investment. Together, the guidelines help define and protect the character of Lachlan Rise.

    Promote a high standard of amenity with consideration for visual attractiveness, privacy, convenience, microclimate management and safety.

    Develop and promote high-quality design standards throughout the estate.

    Guide the design of front boundaries and house frontages.

    Ensure homes remain in harmony with the character and masterplan of Lachlan Rise.

    Encourage homes to be designed and built with sustainability in mind.

    Promote resource and energy-efficient practices, materials and environmentally responsible design.

Compliance with these protective covenants does not exempt any dwelling, structure or works from compliance with applicable local authority requirements.

Minimum dwelling size

No dwelling shall be permitted with a floor area of less than 230sqm, including the floor area of any attached garage and/or attached alfresco area under the main roof.

Transportable dwelling restrictions

No dwelling shall be moved to, placed upon, re-erected, reconstructed or permitted to remain on any lot if it is of transportable construction or has been constructed elsewhere either wholly or in part, except with the express written permission of the proprietors.

Temporary dwelling restrictions

No structure of a temporary character, tent, shack, garage, trailer, camper, caravan, lawn locker or other outbuilding shall be used at any time as a dwelling on any lot.

Rainwater tank colour requirements

Rainwater tanks located above ground are to be a colour that is as near as possible to the colour or tones of the walls of the dwelling.

Rainwater tank location

All above-ground rainwater tanks are to be located at the side or rear of the dwelling and/or garage. Care should be taken to ensure they are as unobtrusive as possible when viewed from surrounding public roads or places, having regard to the topography of the relevant lot.

Boundary fencing requirements

No boundary fencing shall be erected on the lots unless it is constructed as post and wire style fencing or post and rail style fencing. Dividing fences made from sheet metal, including Colorbond and similar materials, shall not be erected or permitted to remain.

Responsibility for dividing fences

No dividing fence shall be erected on any lot burdened unless it is erected without expense to Town Paddock Gunning Pty Ltd.
